Boroughs, townships and HOAs
Montgomery County is split into boroughs such as Norristown, Conshohocken, Lansdale and Pottstown, plus townships like Upper Merion, Lower Merion and Whitpain. Sidewalk upkeep, curb-cut rules and permit needs vary from one to the next, and many boroughs expect owners to fix broken sidewalk in front of their homes. Newer subdivisions often add an HOA approval step on top. Check with your township or borough, and your HOA, before work is booked.
Clay soil, freeze-thaw and road salt
Much of the county sits on clay-heavy soil that holds water and heaves when it freezes. Winters bring dozens of freeze-thaw swings and plenty of salt on the roads. That's why a deep, compacted stone base, air-entrained concrete, well-placed control joints and a good sealer matter more here than the finish you pick.
Old houses and new subdivisions
On the Main Line, stone and brick homes from the early 1900s call for steps, walks and driveways that suit the house. In Norristown, Conshohocken and Pottstown, twins and rowhomes mean narrow lots and lots of sidewalk and front-step work. Around Collegeville, Limerick, Royersford, Blue Bell and Lansdale, newer homes tend to want stamped patios, pool decks and wider driveways.
Before you dig
Pennsylvania requires a PA One Call (811) request before excavation, and a driveway that meets a state road may need a PennDOT permit.
